Peaceful and family-friendly, the Rocky River Cottage offers serene farm views, floor-to-ceiling windows, and plenty of space to relax or play. Enjoy multiple outdoor seating options, a cozy stone fireplace, and access to a community fishing dock and pavilion a short distance away. The 2 car garage is pup friendly where they can enjoy the conditioned space, doggy door, and fenced enclosure. Kick back, soak in the views, and unwind in this charming countryside retreat with Rocky River access.

Good to know

This home sits on just under 2 acres. You'll appreciate the peace and quiet with no neighbors on either side of you. There are two bedrooms on the main level, each with full baths. The washer and dryer are for guests to use and is located in a dedicated space downstairs in the secondary bathroom. Upstairs is an open/large loft area with a separate living space, 4 full-size bunk beds, patio with a view, and a large full bath with a tub. The garage attached by a breezeway is dog friendly and also serves as a game room with a ping pong table, old school Nintendo, dart board, and tons of board games to choose from! This space is heated and cooled. There is also an XL doggie door that leads to a 20x15 fenced in area.

The heated and cooled 400 sq ft - 2 car garage is dog friendly. Inside of the home is not. There is an XL doggie door which leads to a 20x15 fenced in area. If traveling with your pet, please include your pup(s) at checkout when noting your guests. There will be an additional pet fee which covers our additional cleaning fee and wear of the property over time. (Thank you!!) This property is 10 minutes to Rock Island State Park (the headwaters of Center Hill Lake at the confluence of the Caney Fork, Collins, and Rocky Rivers), 15/20 minutes to charming downtown McMinnville, 20 minutes to Cumberland Caverns, 35 minutes to Burgess Falls, 45 minutes to Fall Creek Falls, and much more! Please note, the kayaks shown in the photos are not included with the rental, however, there are kayak rental options nearby that we would be happy to share with you! Only guests staying at The Cottage may use the community common area with river access. The river is low from about Nov-May b/c it's controlled by Center Hill Dam. The Corp of Engineers release the water towards the end of May. You are still able to swim and fish anytime. Swim at your own risk.

Pets are only allowed in the climate controlled garage. Pets are not allowed in the home. The 400 sq. ft. garage has an XL doggy door which leads to a 20x15 fenced in area. Smoking is permitted outside, but please clean up after yourself.

One of the best places I’ve ever stayed. The home felt so welcoming and had everything I could possibly need. Elizabeth thought through every detail, which I truly appreciated. The décor was beautiful, the house spotless, and it all made it so easy to relax. Also, the view was just lovely, with cows often wandering through the field behind the house. It’s in a remote location, but that was exactly what I wanted — a peaceful escape where I could fully relax without even leaving the house. For exploring, there are gorgeous waterfalls nearby. My favorite was Burgees Falls: a shaded river walk with smaller falls along the way, and when you arrive at Burgees Overlook, you can continue down the path to the top of the waterfall, where a stunning gorge and rocky cliff await. Easily one of my favorite spots in TN. Thank you for creating such a cozy and thoughtful home — I’ll definitely be back! :)

I stayed here with my bridesmaids the night before my wedding. I am from Nashville so i wanted to be close to the wedding venue and this location was 30 mins from the venue. Elizabeth's home was very nice. It literally looked like one of those homes from Better Homes and Garden magazine. What stood out to me was 1) the layout and 2) the kitchen! The layout of the home was simple and spacious. The kitchen, coming from a girl that loves to cook, had everything you needed in the kitchen. From air fryer, pots, oven mitts, mixing bowls, etc., was all in there. She even had a Kcup coffee machine and 12 cup coffee machine. The whole area was absolutely amazing and quiet. The only 2 things we had a issue with were the hornets that surrounds the house (literally dozens) mainly at night and the toilet wasnt cleaned. I told Elizabeth and she took care of the toliet issue and the hornets, she couldnt do anything about, she acknowledged my concern. I would definitely stay here again!! Thank you!!

Such a beautiful stay with very peaceful surroundings. Great if you are needing a getaway into nature. We had a large group and there was plenty of space for all of us and so many amenities to enjoy. We will definitely be back!

My family had a wonderful time here! The games were so fun! The cows came to the fence for a few apple snacks! We went fishing at the community dock. Lots of deer sightings. The house was clean and well decorated. We had everything we needed. It was a great location for visiting a lot of the state parks and waterfalls.

This is a brand new cottage ( still smells new) near Rock Island State Park. This was a perfect find for us.......It is a private country setting and a great weekend getaway. Near hiking and several State Parks. The host provided great directions and it was easy to find. Rural enough to feel away from it all, but not a long drive to store and restaurants. We will be back!!

Our family LOVED the Rocky River Retreat!! The house was absolutely beautiful! The kitchen was fully stocked with anything you need for cooking, even a gas grill outside. Our teens had a blast with the Nintendo and ping pong table in the garage! The beds were clean and comfortable! Enjoyed all rooms having their own bathroom. I cannot say enough about the property! Stunning sunsets and sunrises, wonderful mountain view, and so incredibly peaceful! Lots of room for hide and seek lol. The binder provided was very helpful for local activities and restaurants. 15 minutes from Rock Island State Park for beautiful waterfalls, 20 minutes from Cumberland Caverns, which was sooooo cool! Ate at Smooth Rapids with a nice view of the river from the patio. If you’re looking to get away for some peace and quiet you will not be disappointed! 🤩

The home was beautiful and in an absolutely stunning location. We had trouble getting in with the provided code, but a quick message to Elizabeth & the issue was fixed. The kitchen was outfitted with everything we needed. Plenty of dishes, pots & pans. Both a Keurig & a full coffee pot. A grill was also provided. The garage was perfect for the teens & pup. The master bed was so comfortable! And it was a quick drive to the park as well as dining. Would definitely recommend!

We loved our stay in Rock Island, TN. The home was absolutely beautiful with adorable decorations and modern furniture. The kitchen was huge with everything we needed, and each bedroom has its own bathroom (perfect for traveling with teens/young adults). There were plenty of board games upstairs that kept the young ones busy, and the rocking chairs on the front porch was a perfect place to have your morning coffee. The grounds offered a beautiful view with a relaxing environment. Elizabeth provided a binder with things to do and many local restaurant suggestions. It is clear that she took a lot of time to prepare guests for a great stay. Rock Island State Park, Cumberland Caverns, and Burgess Falls are all close, and make the trip to McMinville for Collins River BBQ to see the cute downtown area. Make the trip now, because it looks like this area is going to continue to build new homes. Elizabeth was very relaonvile and extremely helpful. We appreciated the hosts’ help and info a ton!
